The Firm

Chazco Development is a commercial real estate developer and general contractor. We operate two complementary lines under one firm: ground-up commercial development across the Mountain West, and a 35-year general construction practice that has delivered more than 100 projects for 30+ national brand clients.

The firm was founded in 1991 on the belief that development should be practical, financially sound, and built to last. Over 35 years we've worked alongside municipalities, investors, brokers, and tenants — building projects intended to serve both the market and the communities they operate in.

Today, Chazco operates as a development-driven organization with a proven general construction foundation. The result is a portfolio shaped by experience, accountability, and a long-term view of value creation.

Charles Osman is the founder and principal of Chazco Development, bringing more than 35 years of experience in commercial construction, real estate development, and project leadership. He has led the planning and execution of more than 100 projects, building a reputation for disciplined decision-making, practical problem-solving, and delivering projects that perform long after completion. His work has centered on ground-up commercial development, site planning, contractor oversight, and long-term asset strategy.

Bio

Richard Osman is a principal at Chazco Development. With a background in construction management and operations, he focuses on project execution, development strategy, and building the internal systems required to scale the business. Richard has played a key role in managing active job sites, coordinating contractors, and supporting the planning and rollout of new commercial developments. He has completed his MBA with a focus on organizational leadership and operations.
